PROCESSING:

Process residential mortgage loans (Conventional, FHA, VA and USDA-Purchases and Refinances)
Manages a pipeline of loans maintaining a timely and compliant flow of such loans through the process
Obtain and review required loan documentation and submits complete packages for Underwriting approval
Communicates with loan officers, buyers, sellers, title companies, builder and agents
Provides excellent customer service by effectively communicating and cooperating with all internal and external customers
Monitors and ensures closing dates and company deadlines are met.
Obtains and verifies that all underwriting conditions are received and cleared by the underwriter and prepares the file for submission to the Closing Department.
Keeps abreast of changes in policies and procedures, standards and regulations applicable to the company and the mortgage industry. Understands and applies local, state and federal regulations related to processing mortgage loans.
Complies with all company policies and procedures
2 years residential loan processing experience
Bilingual English/Spanish a plus

Document Review
Pre-audit for accuracy of loan information
Use all pertinent documentation in file to ensure consistency (i.e., approval, lock, appraisal, title, etc.)
Identify correct code to use for specific product
Verify all fees and credits are accurate based on doc request and compliance with disclosures
Make all necessary corrections in current LOS systems
Once final review is complete – email document package link along with any additional required items to be signed at closing with instructions to the closing agent. If sending hardcopy, create shipping receipts & package documents to be sent out via overnight shipping to Escrow, Closing Agent or Attorney
Funding Review
Review loan documents and complete data input into the funding system in order to balance the wire and send wire to closing agent
Verify loan documents are signed properly and free of modifications, ensuring that we have received all pertinent documents required in order to authorize disbursement.

Job Requirements:
Minimum 5 years mortgage sales experience
Must be a licensed MLO with an active NMLS number
Solid understanding of mortgage industry standards
Working knowledge of Federal and State guidelines
Experience using Encompass
Excellent written and verbal communication skills
Strong organizational skills
Excellent customer service skills
Responsibilities include:
Identifies and recruits new Loan Officers that meet NMLS and company qualifications
Coaches and directs the Mortgage Loan Originators to achieve required performance levels by establishing a production oriented sales team
Goal setting - develop and implement sales strategies
Ensures quality of work completed by the Loan Originators and support staff, meets Company customer service standards and adheres to Federal and State guidelines and regulations, as well as company policies and procedures
